Classic farmhouse styling infuses new house floor plans with old-fashioned charm. From the elegant symmetry of New England colonial architecture to the practicality of 19th century Southern vernacular design, the examples featured here blend the best of each era in midsize plans (2,000-3,000 sq. ft.) tailored for today's lifestyles!
Simplicity and elegance characterize the little gem, below, from Moser Design Group. Shuttered windows and raised porches with balustrades add layers of architectural frosting to an otherwise simple colonial style form. A 2-story Southern charmer with clapboard siding and a metal roof, "Bay Breeze" features 2,030 square feet of interior living space.

A gracious open floor plan brings the kitchen, living and dining areas together on Level 1. A screened porch (below right) offers "bug free" evenings for entertaining or simply relaxing. In back, the ground floor master bedroom suite features a large walk-in closet, dual vanity sinks, and a separate tub and shower. A laundry room and powder room complete this level.
Level 1: 1,274 square feet
Atop the stairs on Level 2, a large landing area or gallery leads to two bedrooms -- each with its own private bath.
Level 2: 756 square feet
Another farmhouse inspired plan from Moser Design Group, "Westbury Park" is a 1-1/2 story cross gable design with an extended master bedroom "wing." A deep wraparound porch shelters the front entry and is accessible from the master suite, as well. The front facing gable of this 2,457 square foot home boasts a large bay window (below left).

The example pictured below was built in Cabarrus County, North Carolina by John Marshall Custom Homes. Clad with crisp white board and batten siding, it is sheltered from the elements by a standing seam metal roof.

A spacious open floor plan welcomes visitors inside the front entry. Anchored by a fireplace at one end, the living room flows seamlessly into the kitchen (left) and sunroom (rear), which features a wall of windows across the back. The dining room is set off the kitchen, taking on a more private and formal tone.
A separate "wing" (right rear) houses the luxurious master bedroom suite. Amenities include two large walk-in closets, private toilet, dual vanities, and separate Whirlpool tub and shower. Opposite the master suite, a laundry room and half bath complete Level 1.
Level 1: 1,905 square feet

Beneath the gable roof, a full bath and center hall separate two upper level bedrooms -- each with a walk-in closet. A large attic area with front and rear shed roof dormers offers future expansion potential.
Level 2: 552 square feet
